UAE Golden Visa: Who Qualifies, How to Apply, and What It Actually Gives You

The UAE Golden Visa is a long-term residency permit that allows eligible foreign nationals to live, work, and study in the UAE for five or ten years — without needing a local employer or national sponsor to maintain their status.

Since the programme was expanded in 2022, the eligible categories have broadened significantly, making this a realistic option for a much wider range of people than many realise. If you have been wondering whether you qualify, what the process actually involves, and what changes once you hold one, this guide covers all of it clearly.

What Is the UAE Golden Visa?

The Golden Visa is a long-term UAE residency visa introduced in 2019 and substantially reformed in 2022. It was designed to attract and retain talented individuals, investors, entrepreneurs, and skilled professionals who contribute to the UAE economy.

Unlike a standard UAE employment visa, which is tied to a specific employer and typically valid for two or three years, the Golden Visa:

  • Is valid for five or ten years and is renewable
  • Does not require an employer or national sponsor
  • Allows holders to sponsor their own family members regardless of salary thresholds
  • Remains valid even if the holder is outside the UAE for extended periods (more than six months, which would normally cancel a standard visa)
  • Permits holders to work for multiple employers, run a business, or remain self-employed

The Golden Visa is issued and managed through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) at the federal level, and through the General Directorate of Residency and Foreigners Affairs (GDRFA) in Dubai.

Who Qualifies for the UAE Golden Visa?

Eligibility is divided into clearly defined categories. You do not need to meet all of them — qualifying under any single category is sufficient.

1. Real Estate Investors

You qualify if you own property in the UAE worth a minimum of AED 2 million.

Key points:

  • The property can be fully owned or mortgaged, provided the equity held (amount paid to the bank) is at least AED 2 million
  • Off-plan properties from approved developers are accepted
  • You can combine the value of more than one property to reach the threshold
  • The property must be in your personal name, not a company name
  • This category is popular among buyers in Dubai, Abu Dhabi, and Sharjah

This is a five-year Golden Visa.

2. Entrepreneurs

You qualify if you own or co-own a business or startup in the UAE that meets one of the following:

  • The business is valued at a minimum of AED 500,000
  • The business has been approved by an accredited business incubator in the UAE
  • You have previously founded a startup that was sold for a minimum of AED 1 million

Entrepreneurs operating through UAE free zones or mainland companies can apply under this category. A supporting letter from a relevant authority, municipality, or incubator is typically required.

This is a five-year Golden Visa.

3. Skilled Professionals and Talented Employees

This was one of the most significant additions in the 2022 reforms. You qualify if:

  • You hold a valid employment contract in the UAE in a field classified as a priority sector
  • Your monthly salary is AED 30,000 or more
  • You hold at least a bachelor's degree (equivalency certificate from the UAE Ministry of Education may be required)

Priority sectors include engineering, science, health, education, business management, information technology, and other specialised fields listed by the Ministry of Human Resources and Emiratisation (MOHRE).

This is a five-year Golden Visa for most professionals, with a ten-year option for those in certain specialisations.

If your salary is below AED 30,000 but you work in a specialised role within a priority sector, you may still be considered — salary requirements are assessed alongside educational qualifications and professional classification.

4. Investors in Public Investments

You qualify if you make a qualifying financial investment in the UAE, including:

  • A deposit of at least AED 2 million in an investment fund approved by the UAE
  • Establishment of a company with a capital of at least AED 2 million
  • Partnering in an existing company
