How to Rent an Apartment in Dubai: Costs, Contracts, and Things to Know

Renting an apartment in Dubai is straightforward once you understand how the process works. The city has a well-regulated rental market, but it operates differently from most countries. Payments are made by post-dated cheques, contracts must be registered with a government system called Ejari, and agency fees are an expected part of the process.

This guide walks you through everything you need to know before signing a lease in Dubai — from choosing a neighbourhood and budgeting realistically, to understanding your rights as a tenant.

What You Need Before You Start Renting

Before you can legally rent an apartment in Dubai, you need a few essentials in place:

  • Valid UAE residence visa — most landlords require this before signing a tenancy contract
  • Emirates ID — or proof that your Emirates ID application is in progress
  • Passport copy — for both the visa page and personal details page
  • Bank account or sufficient funds — to issue post-dated cheques

If you have just arrived in the UAE on an employment visa and your Emirates ID is still processing, some landlords will accept a visa stamping receipt and a letter from your employer. Each landlord sets their own requirements, so it is worth asking in advance.

How Much Does It Cost to Rent in Dubai?

Rental prices in Dubai vary significantly depending on the neighbourhood, apartment size, building quality, and proximity to metro stations or business districts.

Typical Annual Rent Ranges (Approximate)

| Apartment Type | Affordable Areas | Mid-Range Areas | Premium Areas |
|—————-|—————–|—————–|—————|
| Studio | AED 25,000–40,000 | AED 45,000–70,000 | AED 80,000–130,000 |
| 1-Bedroom | AED 35,000–55,000 | AED 60,000–90,000 | AED 100,000–180,000 |
| 2-Bedroom | AED 50,000–75,000 | AED 80,000–130,000 | AED 140,000–280,000 |
| 3-Bedroom | AED 70,000–100,000 | AED 110,000–160,000 | AED 180,000–400,000 |

These figures are indicative estimates and vary by location, building, and current market conditions. Always verify current listings on platforms such as Bayut, Property Finder, or Dubizzle before budgeting.

Beyond Rent: The Additional Costs to Budget For

The annual rent figure is not the only cost you will pay. First-time renters in Dubai are often surprised by the upfront expenses involved.

Security Deposit

Typically 5% of the annual rent for unfurnished apartments, and 5–10% for furnished apartments. This is refundable at the end of your tenancy, provided the property is returned in good condition.

Real Estate Agent Commission

The standard agency fee in Dubai is 5% of the annual rent, though some agents charge a flat fee or negotiate lower rates. This is a one-time payment when you sign the contract.

Ejari Registration Fee

Ejari is the official tenancy registration system managed by the Real Estate Regulatory Agency (RERA) under Dubai Land Department. Registering your tenancy contract costs approximately AED 220–230 and is done online or at approved typing centres. Your landlord or agent typically handles this, but confirm who pays the fee before signing.

Dubai Electricity and Water Authority (DEWA) Connection

Opening a new DEWA account requires a refundable deposit of AED 2,000 for apartments and a connection fee of around AED 130. This is your responsibility as a tenant.

Chiller (District Cooling) Fees

Many buildings in Dubai — particularly in newer developments — use district cooling systems for air conditioning. This is billed separately from DEWA and costs vary by provider. Common providers include Empower and Emicool. Some landlords include chiller costs in the rent; always check before signing.

Municipality Fee

Dubai charges a municipality housing fee of 5% of the annual rent, billed monthly through your DEWA statement. This is unavoidable and worth factoring into your monthly living costs.
