Abu Dhabi Cost of Living: Housing, Food, Transport, and Monthly Budgets

Abu Dhabi is more affordable than most people expect — but it is not cheap. As the UAE's capital and wealthiest emirate, it offers a high standard of living, excellent infrastructure, and no income tax. However, housing, international schooling, and lifestyle choices can push monthly expenses well above global averages if you are not careful with your budget.

This guide breaks down the real cost of living in Abu Dhabi across every major spending category, provides realistic monthly budget estimates for different household types, and compares Abu Dhabi against other major cities so you can make an informed decision before you relocate.

How Expensive Is Abu Dhabi Compared to Other Cities?

Abu Dhabi consistently ranks among the more expensive cities in the Middle East but sits below London, Singapore, Zurich, and New York in most global cost-of-living indices. It is broadly comparable to cities like Sydney, Toronto, and Amsterdam, though the absence of income tax significantly improves purchasing power for most expatriates.

The biggest variable in Abu Dhabi is lifestyle. A frugal professional sharing accommodation and cooking at home can live reasonably well on AED 5,000 to AED 7,000 per month. A family with children in private school, a villa, and a car will comfortably spend AED 30,000 or more.

Housing Costs in Abu Dhabi

Rent is almost always the largest single expense for residents. Abu Dhabi's rental market has tightened in recent years, with prices rising across most neighbourhoods due to strong demand and population growth.

Typical Annual Rent Estimates

| Property Type | Location | Annual Rent (AED) |
|—|—|—|
| Studio apartment | Al Nahyan / Mushrif | 35,000 – 50,000 |
| 1-bedroom apartment | Al Reem Island | 55,000 – 80,000 |
| 1-bedroom apartment | Khalidiyah | 50,000 – 70,000 |
| 2-bedroom apartment | Al Reem Island | 80,000 – 120,000 |
| 2-bedroom apartment | Khalifa City | 70,000 – 100,000 |
| 3-bedroom villa | Khalifa City / MBZ City | 110,000 – 160,000 |
| 3-bedroom villa | Saadiyat Island | 160,000 – 250,000 |

Estimates reflect general market conditions. Actual rents vary by building quality, furnishing, and negotiation.

Rent in Abu Dhabi is typically paid by post-dated cheques — often two to four cheques per year. Fewer cheques usually mean a higher annual rent. Some newer buildings accept monthly payments, though this is less common in older stock.

Tenants should register their tenancy contracts through the Tawtheeq system, Abu Dhabi's official contract registration platform, managed by the Abu Dhabi Municipality. This is a legal requirement and affects visa eligibility for dependants.

Additional Housing Costs

  • ADDC utility bills (electricity and water): AED 300 – AED 1,200 per month depending on apartment size and usage. Villas with pools and central air conditioning can run significantly higher.
  • Internet and TV: AED 250 – AED 500 per month for fibre broadband with Etisalat (now known as e&) or du.
  • Building service charges: Usually included in rent for apartments.
  • Security deposit: Typically five percent of annual rent.

Food and Grocery Costs

Abu Dhabi has a wide range of options across every price point, from budget supermarkets to premium hypermarkets and international specialty stores.

Monthly Grocery Estimates

| Household Type | Monthly Grocery Spend (AED) |
|—|—|
| Single professional | 600 – 1,200 |
| Couple | 1,000 – 2,000 |
| Family of four | 2,000 – 3,500 |

Supermarkets such as LuLu Hypermarket, Carrefour, and Spinneys are the most popular options. LuLu offers the most competitive prices and is particularly popular among South Asian and Filipino residents. Spinneys and Waitrose cater
